1. Parties: The parties to this Supplemental Agreement are: New York Linux Scene (Ruben I Safir and/or Joe Maffia), hereinafter called "Subtenant," and Hope Boxwill of ASHA, hereinafter called "Subletter."
2. Property: "Subletter" hereby sublets the following property to "Subtenant" for the term of this Agreement: a) the real property known as 242 West 30th Street, 3rd Floor ("Asha Space"), New York, NY 10001.
3. Term: This agreement shall be from May 15th, 2002 to August 31st, 2002 to conduct training sessions for New York Linux Scene approximately two nights a week from approximately 7pm to 10pm. Classes will consist of approximately 20 individuals, 20 chairs, a large fold up table, one dry-erase board and minimal computer equipment. The Subtenant or representative is required to notify the Subletter at least one full week in advance as to the schedule for the Subtenant's usage for the following week.
3A: Subtenant agrees to maintain and keep the space named in this agreement for Sublease, in a clean and presentable manner. This includes collection and removal of any trash and/or debris related to the business of the New York Linux Scene (Subtenants) and it's faculty and participants.
3B: Subtenant is responsible for the individuals and/or damages which might occur while the New York Linux Scene sessions are being conducted in the above mentioned space of this agreement.
4. Rent: The monthly rental for said property will be $900.00 due and payable in the form of check or money order on the 1st day of each month. Subtenant will make payment directly to Hope Boxwill of Asha (Subletter).
5. Utilities: The following services and/or utilities are included as part of this Agreement: ( ) electricity ( )heat ( )water ( )restroom facilities ( ) air condition (if in working condition) 5A: No phone service including long distance shall be provided for the terms of this agreement unless provided in writting. 6. Subtenant agrees to perform and be bound by all provisions of the Agreement between Landlord and Subletter. 7. Any waiver or modification of the conditions of this Agreement shall be in writing.
8. Additional terms: A security deposit of $900.00 plus an additional $1,350.00 for May 15th-31st and June 2002's rent is required and due upon both Subtenant and Tenant signatures of this 'Sublease Agreement'. Total amount due at signing $2,250.00
